Discovery Questionairre
To ensure we understand your residence and the level of care you expect, we kindly ask that all clients complete our Discovery Questionnaire before scheduling any service. This allows us to gather essential details about:

How often is the home unoccupied

Your primary concerns (water intrusion, mold, pests, security, HOA matters, etc.)

Specialized systems in the property (smart thermostats, surveillance, alarms, pool equipment)
-
Vendors currently servicing the home (landscaping, pool, cleaning, maintenance, etc.)
This process helps us understand what peace of mind means for you—without the need for phone calls or lengthy conversations. By receiving this information in advance, our inspector arrives fully prepared and able to provide a detailed, customized proposal tailored specifically to your home and your expectations.
2.
On-Site Walkthrough & Assessment
Next, we schedule a full walkthrough of your home—ideally with you or your representative present the first time.
We document:

Entry points, alarm procedures, and key access

Location of shut-off valves, breakers, and mechanicals
-
Areas of concern (previous leaks, humidity-prone rooms, vulnerable windows/doors)
-
Exterior elements: rooflines, gutters, patios, pool, landscaping, driveway
From this visit, we build a home profile so that every inspection is consistent, thorough, and tailored to your property.
3.
Customized Home Watch Plan
No two homes—or owners—are alike.
Based on your needs, we create a customized plan that may include:

Weekly or bi-weekly Home Watch visits

HVAC and humidity monitoring

Mail and package collection
-
Vendor/contractor access and oversight
-
Storm readiness and post-storm inspections
-
Vehicle checks (if requested)
You’ll receive a clear proposal outlining services, frequency, pricing, and reporting. Once approved, we onboard your home into our system and schedule your first cycle of visits.
Phase 2: Protection In Motion
Turning A Plan Into Real World Oversight.
​Once your plan is in place, your home is added to our professional inspection schedule—with each visit documented, time-stamped, and backed by photos and notes.
Scheduled Home Watch Visits
During each visit, we follow a detailed checklist customized for your property, which may include:

Confirming all doors and windows are secure

Checking for water leaks, stains, or moisture issues
-
Inspecting ceilings, walls, and floors for new damage
-
Running faucets, flushing toilets, checking under sinks
-
Verifying AC is running properly and monitoring humidity levels

Inspecting refrigerator/freezers (if left on)

Checking pool and equipment area for obvious issues
-
Walking the exterior for signs of damage, pests, or vandalism
We don’t “peek in the window”—we properly inspect your home.
Digital Reports, Photos & Alerts
After each visit, you receive a digital report right to your email or portal, including:

Photos and/or short video clips

Notes on anything unusual

Recommended actions, if needed
If we ever find an urgent issue (water leak, AC failure, break-in, etc.), you are contacted immediately—and we move from routine watch to rapid response.
Vendor Coordination & Access
With your permission, we can also:

Meet your vendors or contractors at the property

Give access, remain on-site, and lock up afterward
-
Confirm basic completion and report back to you
